So pleased we chose it and would definitely come again. Great value for money.

We were walking the South Downs Way and found this location perfect for the end of the walk. And only 10 min walk into lively area of town and the station etc. Breakfast was superb.

This is most definitely NOT a 3 star hotel.

Pros: Close to the seafront and restaurants in Carlisle Road. Cons: Shower screen was broken and looked like that had been the case for some time. As a consequence I spilled some water on the floor which I used a bathmat to mop up. I was very disappointed to find that the white mat was then filthy. The floor had obviously not been cleaned for some time. I did not enjoy being woken up early by the noisy kitchen ventilation system mounted on the wall outside. Breakfast was OK if you like a cooked breakfast otherwise the choice was limited to cereals, toast, yoghurt pots and a dozen apples.

Great location, poor family room.

Pros: Location Cons: Cobwebs, dirty walls, no fan and only a small window. Stairs to the lift, stair lift that dosent work. No good for a wheelchair user.
