Pros: Clean sheets, comfy bed Cons: Very noisy from traffic on South coast road especially motor bikes late at night.

Pros: The room is value for money, considering the cost of other accommodation. It says it is a boutique hotel but it's a little more basic and cramped for that. The restaurant below is ok, I had the special steak which was cooked really well and very tasty, my wife had the steak kebab thing that wasn't great. The no 12 bus is great value, takes you into the heart of Brighton or Eastbourne. Cons: A little squashed and cramped in the room. The main question is would we stay again, compared to what is around the location it's good value for money and yes we would.

Pros: Good location and value for money, rooms could do with a fresh coat of paint but they are clean. Cons: Main road next to the property makes it very noisy at night
